Synopsis

IFM is selling a 2.86-hectare Macquarie Park site with conditional approval for a data centre as investment in Sydney’s digital infrastructure accelerates.

IFM Macquarie Park data centre plans have entered the market, with IFM Investors putting a 2.86-hectare site at 6-8 Julius Avenue, North Ryde for a potential development valued at around $1.5 billion.

The IFM Macquarie Park data centre site is conditionally approved for data centre operation with a proposed IT load of 76.8MW and eight data halls. It has a power pathway of up to 120MVA, and power and water is available at the property.

From Office Plans to Data Infrastructure 

The project to construct the IFM Macquarie Park Data Centre is a change of use of the site which has been managed by IFM since 1998, and was part of plans for Riverside Corporate Park under ISPT.

The planning process for the IFM Macquarie Park data centre development commenced and received conditional approval, and JLL is currently managing the sale with the aid of an expression of interest.

This site is surrounded by a cluster of developments in Macquarie Park. Recently Macquarie Technology Group acquired a 3.42ha location at 2 Alma Road for $240 million which intends to build a 200MW data centre campus and an engineering and technology facility.

In addition to the Western Sydney data centre site sale, IFM has also conditionally sold a site in western Sydney to AirTrunk for approximately $780 million in accordance with the latest reporting on its data centre property activity.

Sydney Market Expands as Global Capacity Rises

The IFM Macquarie Park data centre offering coincides with the growing capacity of data centres in key markets.

According to CBRE's Global Data Center Trends 2026 report, there are 950MW of data centre space in Sydney for Q1 2026 with a vacancy rate of 4.5%. The Sydney report revealed a 20.2% rise in inventory compared to the year before.

For the global comparison, CBRE had included 16 major markets representing 16GW of total inventory for Q1 2026. The Northern Virginia market in the United States was the No.1 market reaching 4,182MW, followed by London in Europe with 1,338.4MW and São Paulo in Latin America reaching 536.7MW.

The sale of the IFM Macquarie Park data centre is the latest in the investment manager's A$291.1 billion of funds under management (FUM) for 883 institutional investors as of 30 June 2026.
