UAE Developer Arada Enters Queensland With $2B Project

Synopsis

Arada is expanding its Australian property footprint into Queensland with a 952-home twin-tower development in Broadbeach on the Gold Coast. 

Arada Broadbeach development to provide 952 residential units in two towers in Broadbeach following the acquisition of a development site on Queensland’s Gold Coast by Arada.

The company stated that the cost of this development is expected to be around AED5 billion ($1.2 billion) USD. It is noted that it will be Arada’s first project outside of New South Wales and will be completed in time for the 2032 Olympic and Paralympic Games.

Arada Broadbeach development is set to comprise one, two and three bedroom apartments as well as approximately 1,200 square meters of retail and hospitality space on the ground floor.

The new development in Broadbeach is strategically located opposite the Gold Coast Convention and Exhibition Centre and close to the Gold Coast Star and Pacific Fair Shopping Centre connected by light rail. Roberts Co., the construction arm of Arada, will construct the development.

Gold Coast Apartment Pipeline Remains Under Pressure

With the launch of the Arada Broadbeach development, the Gold Coast apartment market faces a mixed outlook.

Based on the Gold Coast Apartment Snapshot 2026, a report by the Property Council of Australia, which used Urbis data, there was a 6.3% decrease in the number of new apartment and townhouse releases for 2025 as compared to 2024. Thus, the total number of 2025 releases came to 2,431 new lots, below the forecast of 2,850 lots.

Despite the decrease, Queensland’s broader housing market saw a rise in approvals. In June, there were 4,841 seasonally adjusted dwelling approvals across Queensland, representing a 33.4% increase from the previous month, according to the Australian Bureau of Statistics.

In addition, there were 18,328 nationally approved new homes, representing a 7.2 percent increase over the previous month. By way of comparison, private sector housing approvals for detached houses were up 17.8 percent.

Arada Builds Australian and International Footprint 

The recent Arada Broadbeach development fits into Arada’s broader strategy of building residential communities across Australia. The company announced that it has acquired eight developments containing more than 5,000 homes in total in Australia as of this year.

In addition, Arada stated that it entered the Australian market in 2024 and acquired construction company Roberts Co in 2025.

The company estimates that its total residential real estate footprint encompasses more than 55,000 homes and AED130 billion worth of developments across the UAE, Australia and the UK globally.

Arada stated that AED17.3 billion in Emirati home sales would be recorded for 2025, compared to AED6.7 billion in group revenue for the year. As of the end of this year, the company has sold 5,140 homes.
