On December 5, OpenAI signed a memorandum of understanding with NextDC, an Australia-based data centre provider, to create an AI campus and GPU supercluster located in Sydney. Valued at $7 billion, the development will take place at NextDC's S7 location in Eastern Creek roughly 45 kilometres west of Sydney's central business district. This marks the infrastructure expenditure by the ChatGPT creator in the Asia-Pacific area.
What the Facility Is Going to Do
The facility is expected to have an output of 550 megawatts. It will be engineered to operate AI models and projects for OpenAI's customers in Australia. Among these are Commonwealth Bank, Wesfarmers, Canva and Atlassian. NextDC shares jumped by up to 10.9% to reach A$14.90 after the announcement, becoming the leading advancer on the ASX benchmark index, which declined by 0.3%. Queensland-based NextDC acquired the S7 site in October 2024 for A$353 million.
Australian Treasurer Jim Chalmers described it as a " result for our economy and our flourishing tech industry". He further noted that the agreement showed Australia possessed the expertise, clean energy capacity, trade alliances and policy frameworks required to be "one of the beneficiaries” in the AI domain.
Part of the wider Australia Strategy
The initiative will be included in OpenAI's Australia program, designed to enhance AI adoption and infrastructure funding throughout the nation. OpenAI Chief Strategy Officer Jason Kwon stated that the company is establishing a presence here via several long-term collaborations.
The data centre’s energy supply will come from term renewable energy contracts utilising wind, solar or battery sources. The site will incorporate cooling technology that avoids the use of potable drinking water, addressing issues related to the significant water consumption typically associated with data centres.
How the Deal Is Structured
NextDC plans to organise the S7 development as a partnership with private investors, retaining operational management while holding a minority ownership share of 20 to 25 per cent. The Company aims to finalise agreements for the joint venture within the upcoming 12 to 18 months.
Citi analyst Siraj Ahmed, on the other hand, believes that the site's earnings impact is improbable before NextDC's fiscal year 2028. Recently, NextDC raised its FY26 capital expenditure forecast by A$400 million to a range of A$2.2 to 2.4 billion as it speeds up capacity growth after securing customer contracts.
OpenAI Encounters Growing Rivalry
The collaboration occurs as OpenAI encounters growing rivalry from Google's Gemini 3 model, leading CEO Sam Altman to announce a code red to enhance ChatGPT. Establishing infrastructure in regions such as Australia enables OpenAI to better support customers and compete more efficiently.
