Centurion announces South Hedland acquisition

On Monday, April 27, Centurion announced it had agreed to purchase a fully let apartment complex in Western Australia for key worker accommodation. It includes one, two and three-bedroom apartments, with a 5,378 square metre total footprint.

This agreement follows Centurion’s recent entry into the Western Australian market, with its acquisition of Velocity Village and Velocity Motel in Karratha weeks earlier. It is racing ahead to try and lock in a major position as the provider of quality housing for professional workers at the northern resource hubs across the state.

Chapter three

Why is Centurion buying, and how does the market work?

The purchase reason is the recurring demand from the mining and resources sector. There is a distinct lack of quality housing for engineers, technicians and health staff who support the multi-billion dollar iron ore industry in regions like South Hedland. Management at Centurion has built a solid portfolio of keyworker assets, which provides consistent, recurring rental income from large corporates and government contracts rather than the higher risk tourism sector.

Kong Chee Min, the CEO of BusOnline, noted that the strategy is scale with intent, and the company doesn’t hesitate in looking for more routes within this particular niche. Key worker accommodation, in contrast to conventional student housing, is more subject to long-term lease agreements with healthcare departments and government agencies. It also adds a defensive element to Centurion’s global portfolio, already consisting of large-scale worker dormitories in Singapore and Malaysia as well as student housing in the UK and US.

Australian resource house growth, analysts

Property analysts say Centurion has perfectly timed its entry into Western Australia to leverage the next commodity super-cycle. There has never been a greater demand for professional-grade housing as massive new green energy and mining projects start up in the Pilbara. These types of assets are especially appealing to experts as they provide earnings accretive, which means they begin boosting the company’s bottom-line profits immediately upon taking possession. With the acquisition of Australian assets, Centurion lowers its dependence on any one geographic market while gaining exposure to arguably the highest rental yields within the developed sector.
