Goodman Group has signed a 20-year lease with a global hyperscale customer for the first 50 MW phase of its Tsukuba Tech Central data centre campus in Japan, marking another step in the company’s expansion of its digital infrastructure portfolio.

The project is part of Goodman’s planned 1,000 MW data centre development in Greater Tokyo, designed to support growing demand for artificial intelligence and cloud computing workloads.

Chapter one

20-Year Lease Secured

The first 50 MW phase of Tsukuba Tech Central has been leased to a global hyperscale customer for 20 years. Goodman will fully fit out and operate the facility, with services expected to begin in early 2028.

Power has already been secured through TEPCO, while exclusive dark fibre connectivity is also in place. These arrangements provide key infrastructure needed to support large-scale data centre operations.

The long-term agreement gives Goodman a committed customer for the initial stage while the broader campus continues to be developed.

1,000 MW Data Centre Development

Tsukuba Tech Central forms part of Goodman’s plan to develop up to 1,000 MW of data centre capacity across Greater Tokyo.

The facilities are intended to support AI and cloud workloads, two areas expected to generate significant demand for computing infrastructure as businesses expand their use of increasingly compute-intensive applications and digital services.

Goodman said the development will meet Japan’s latest energy efficiency standards. Its cooling system will use industrial water instead of local groundwater, while enclosed buildings are being designed to reduce noise and minimise the impact on surrounding communities.

Investment in the Local Community

The development will also include facilities intended to benefit the surrounding community.

Goodman is planning a disaster-prevention hub alongside a 45,000-square-metre public area featuring cafes, shops and green spaces. The company said these facilities are designed to provide broader community benefits alongside the data centre campus.

Construction will be carried out in stages, with local contractors and specialist workers expected to be involved throughout the project.

Each completed phase is also expected to create permanent skilled positions in areas including operations, engineering, maintenance and security.

More Leasing Opportunities Ahead

Goodman is already in advanced discussions with prospective customers over additional phases of Tsukuba Tech Central.

The talks come as demand for data centre capacity continues to increase around major population centres across Asia. Greater Tokyo remains an important market because of its large technology and business ecosystem and the growing computing requirements associated with AI and cloud services.

Goodman is also working with utilities and customers to secure renewable electricity for the new campus, reflecting the increasing focus on energy consumption and sustainability across the data centre industry.

The company currently has more than 300 MW of operating data centre projects in Japan, with additional development underway across Asia.
