UK Commits Nearly £10B to Low-Rent Homes in First Wave of £39B Plan

More than £7 billion will be directed to London, where local authorities are expected to deliver over half the new homes, as Britain begins deploying its decade-long affordable-housing programme.

Britain's government has announced almost £10 billion ($13.63 billion) in funding for lower-cost housing with more than £7 billion earmarked for London as the country seeks to tackle a deepening shortage of affordable homes.

The funding forms the first tranche of a previously announced £39 billion, 10-year programme. More than half of the new homes expected from the first wave could be delivered by local authorities with London receiving the largest share.

The government has not yet provided a precise estimate of how many homes the initial funding will deliver because London's allocation still needs to be divided among councils.

Around 20,000 homes in northern English cities are expected to be supported in the first wave.

Social Housing Takes Center Stage

Prime Minister Andy Burnham has made expanding social housing a key priority since moving into Downing Street in July.

Social rent homes typically charge tenants around 50% of prevailing market rents which makes them significantly more affordable for lower-income households.

The government argues that increasing their supply could improve housing security while reducing homelessness and the long-term welfare bill.

The housing programme also gives local authorities a greater role in tackling the shortage.

Councils are expected to deliver more than half of the new homes in London while mayoral authorities will have greater powers to set strategic housing priorities in their regions.

Burnham said councils had previously helped Britain respond to housing shortages and could do so again with greater financial support.

London Gets Major Share of Funding

London faces some of Britain's most acute housing pressures which makes it a central focus of the investment.

The government said more than £16 billion of the full 10-year funding package will eventually be allocated outside London. This is intended to support construction across other regions while giving local and mayoral authorities greater control over housing development.

The programme forms part of a broader government effort to increase the supply of affordable homes rather than relying solely on private-sector construction.

For renters facing high housing costs, the impact will depend on how quickly councils can turn the funding into completed properties.

For the government, the challenge will be delivering enough homes to make a meaningful difference while ensuring the large investment translates into lasting reductions in housing pressure.
