Australia’s Sirona Urban Plans $70M Student Accommodation in Fremantle

Perth developer Sirona Urban has received approval for a $70 million, 392-bed purpose-built student accommodation project on the Point Street carpark site in Fremantle. The carpark will permanently close from 13 April 2026 to make way for construction. The building will include shared desks, fitness facilities, a cinema, and communal spaces, with direct access to the University of Notre Dame Australia and Fremantle Station. Sirona Urban is also building an 800-bed student tower in Perth's Kings Square, taking its total WA student bed pipeline to around 1,200 beds across the two projects.

Fremantle’s Point Street Carpark Is Coming Down 

A carpark in Point Street will close permanently on 13 April 2026 so that the City of Fremantle can make way for a new student housing project by property developers Sirona Urban. The law governing cars will be removed and replaced with a purpose-built student accommodation building of 392 beds, shared amenities and consolidated servicing in a town planning scheme. It will have direct access to the University of Notre Dame Australia, Fremantle Station, and nearby public open space.

Why Sirona Moved From Apartments to Student Housing

Sirona Urban had initially proposed 215 apartments on the Point Street site, winning approval for that project toward the end of 2023. The company would eventually reverse course, dropping the plans for apartments and reconfiguring the site as a 392-bed student accommodation development to cater to rising demand for purpose-built student accommodation in Fremantle.

Sirona Urban director Matthew McNeilly said, " This decision came down to where the need was greatest. We have revised our plan for the Point Street site to meet the shortfall on purpose-built student accommodation and deliver the first, modern, at-scale quality PBSA facility in Fremantle.”

How the Building Will Look and What Students Will Get

The Point Street project only includes the southernmost portion of work on a site approximately 1,800 square metres. An extension to the northern part of the site, which will likely contain some form of residential accommodation, is also planned for a later date.

The building will feature shared desks, fitness facilities, a cinema and community entertainment spaces. It is conveniently located within walking distance of Notre Dame, Fremantle Station and the surrounding East End, also positioned to benefit from a neighbouring co-living, office, retail and hospitality project by Human Urban on the old Elders Woolstores site across the street.

Sirona’s Larger Play, 1,200 Student Beds Across Perth and Fremantle

The company has also purchased a site at 18 to 28 Telethon Avenue in Kings Square, and plans to build an 800-bed student tower there as part of the $5.2 billion Perth City Link ensuring connectivity between Northbridge and the CBD.
